What are the qualifications to lease a house through you?

The qualifications to lease a house through us are similar to most leasing companies.
Lease homes are owned by various landlords (Owners) who each use their own set of guidelines. As a general rule, an applicant will need to have at least a fair credit score (above 600). It’s important that applicants not have unpaid rents or unpaid charges for property repairs from a previous move-out. Applicants should not have any pending judgements recorded against them. Work history is also considred. The owners want
to make sure that an applicant has steady income. The applicant’s current income and monthly obligations are examined to see if the applicant can afford the rent payments. Owners usually order a background check to see if the applicant has a criminal record.

My credit has a few “dings” on it… will that be a problem?

The applicant’s credit is the first thing checked. An applicant will need to have at least
a fair credit score (above 600). If there are two applicants (such as a husband and wife) both applicants’ credit is checked and considered. If your credit score is below 600, there’s still a chance that you might be able to qualify. But if another application with a good credit score is received at the same time, the better one will usually get the lease.

Is there an application fee, and if so, how much is it?

Yes, there’s always an application fee. It’s usually $35.00 for each adult (over 18) applying for the lease. Some owners charge $40.00 per applicant. The fees are used to pay for the applicant’s credit and background check. The application fee must be paid by money order or certified check. The fee is delivered along with the application. Please leave the Payee’s name (“PAY TO THE ORDER OF”) blank on the money order or check that you provide.

Once I find a house, how long before I can sign the lease?

The time varies. If the house is our listing, we can have the lease ready to sign within
three (3) days from receipt of an application. Other companies usually take about five
to seven days to prepare a lease.

Can I possibly do a lease option or a lease purchase?

Yes, it’s possible. Typically the lease is done first… then the Tenant can offer the Owner
an option or an offer to purchase. There’s a big difference between a “Lease Option” and
a “Lease Purchase”. Ask our Agents about the difference. We’ll be happy to negotiate
the very best price for you on either of these.

What other costs are there besides the application fee?

When you sign the lease, you’ll be asked to pay the first month’s rent and a deposit. If you have pets, there will also be a pet deposit. The pet deposit varies, but it’s usually between $250.00 and $500.00 per pet. This information is typically provided on the property listing.

Why should I use your services in order to lease a home?

Basically, we save you a HUGE amount of time, effort and frustration when searching and scheduling appointments to see homes for lease in Dallas Fort Worth. We can arrange showings and provide applications for every home offered by every company in Dallas Fort Worth.

We have details on every home through the local MLS System and unpublished pictures
in many cases, when there are no pictures showing in the MLS System. We schedule all showings for you, meet you at the homes to view them and handle your leasing application paperwork so you can easily lease the house that suits your needs. There’s no cost to you for using our services if you follow-through with a lease.

Once you authorize us to represent you in finding a home, we’ll work diligently to help you locate and view all of the properties that interest you. We have lease applications ready for you to complete — and we’ll deliver or FAX them out for approval right away.

What else should I know before we start looking at homes?

The attached notice, Information About Brokerage Services, is a state required notice that explains real estate representation. Please review this notice and sign it at the bottom of the page to indicate that you’ve received a copy. If you have any questions, we’ll be happy to answer them when it’s convenient for you. This form is a part of your lease application.

There’s no cost to you for using our services if you follow-through with a lease. We receive
a commission from the property owner after you lease your house through us. In order to protect our time from those who are just looking at homes without any real intent to lease, we charge a retainer fee of $100 for our services — then we rebate $100.00 back to you * after you sign a lease and move in. Once you authorize us to represent you in finding the right home, we’ll work diligently to help you with the properties that interest you.
